The life of your roof depends on the materials used in its construction. In general, a shingle roof has a life expectancy of 20-30 years (depending on the quality of shingles chosen), while a foam roof, properly maintained, can last up to 50 years.

The heat, and the intense sun in particular, are the main causes of natural aging, and southern exposures generally have the greatest wear and tear. Wind, hail, poor drainage, tree limbs, pollution and climate extremes also affect the aging of a roof. Of course, the best way to avoid a roof replacement is to maintain the materials in good condition and fix any damage immediately.

Let’s assume the cost to repair the roof will be $2,500 and last for five years, when it will need to be done again. Compare that to the cost of a new roof that costs $5,000 and will need only routine maintenance and could last up to 30 years. It might make more sense to spend the $5,000 now and save money later in future repair costs.
However, you must be aware that delaying a roof replacement can add costs. Poor maintenance can allow water to penetrate the membrane and cause damage to the insulations and roof deck. Replacing these along with roof materials is a much more expensive proposition.
