Perhaps the most damaging and least recognized types of roof debris are molds, mildews, lichens and fungus, and can lead to costly repairs or even roof replacement. If your shingles, shakes, tiles, built-up, modified bitumen, single-ply or foam roofing shows a green in color, or green or black splotches, that is a sign that your roof has developed mold and mildew and it is probably time to have it cleaned.

Roof flashing provides extra protection for roof areas that are prone to water seepage. The purpose of flashing is to direct the flow of water that leaks into intersections down and away from the interior of the structure to the topside of the roofing material.

Monsoon season in Southwest brings torrential rains, haboobs, high winds and hail. In Phoenix, the greatest rainfall in a 24 hour period was 4.98 inches in July 1911. This total is quite a bit less than the Arizona record of 11.4 inches, which fell on Workman Creek (near Globe) in September 1970. Winds throughout the Southwest can frequently exceed 100 mph during thunderstorms and microbursts.

Technically speaking, the term green roofing applies to flattop roofs in urban settings that have been turned into gardens and elevated parks. It is not unusual for green spaces to become gardens, producing vegetables, edible plants and even sustaining small fruit trees. Green roofing takes neglected space and makes it useful. Such parks and gardens provide fantastic insulation from heat and cold, as well as help reduce the problem of urban heating and heat islands.

The Southwest blows up some incredible storms. The combination of heat and dust rising from the valleys meets the cooler air from the mountains. When the air cools, moisture condenses and freezing around the dust motes in the upper atmosphere forming hail.

Not long ago, the gray slate roofing materials of Victorian architecture and the red tile roof of the Spanish or Mediterranean styles were the only choices in tile roofing. Now, because of advances in technology and manufacturing techniques, tile roofs are no longer confined to certain architectural styles.

Energy performance, energy costs, utility bills and eco-responsibility have become important issues in the minds of business and home owners, particularly in the last few years during our uncertain economic times. The high cost of energy and parallel increases in utility bills have raised demand for efficiency. That’s the reason spray foam roofing materials are gaining so much attention.

How do you know when to replace your roof or just continue maintaining it? At what point do roof leaks become too costly? The life of your roof depends on the materials used in its construction. In general, a shingle roof has a life expectancy of 20-30 years (depending on the quality of shingles chosen), while a foam roof, properly maintained, can last up to 50 years.

Simply put, R-value is the measure of a material’s resistance to heat flow. The higher the R-value, the better the material insulates. R-value is particularly important when considering what types of material to select for your roof since increasing the thickness of an insulating layer produces more thermal resistance.
